Property giant Megaworld Corporation is accelerating its regional expansion with three new office developments that collectively add more than 51,000 square meters of gross leasable space to its portfolio. The projects, located in Bulacan, Bacolod, and Davao, underscore the company’s strategy to capture rising demand for premium office spaces outside Metro Manila.
“Demand for office spaces remains high, particularly outside Metro Manila. We are strategically capturing this rising demand for regional office developments within our townships in Bulacan, Bacolod, and Davao,” said Francis D. Roxas, head of Megaworld Global Offices. “This focus on other key provincial markets helps ensure that businesses continue to enjoy the right environment to grow nationwide within integrated, self-sustaining communities.”
In Bulacan, Megaworld has topped off Northwin Global Tower 1, its first office development inside the 85-hectare Northwin Global City township. Positioned along the southbound lane of the North Luzon Expressway, the 11-story tower offers nearly 20,000 square meters of leasable area. Designed with sustainable features, it is set to become the first LEED-certified building in Bulacan, generating thousands of jobs for the province’s growing workforce. The project benefits from the area’s proximity to major infrastructure, including the upcoming New Manila International Airport.
In Bacolod City, Megaworld is preparing to open No. 5 Upper East Avenue, a four-story office building within its 34-hectare The Upper East township. With almost 9,000 square meters of office space, the development is expected to create around 10,000 jobs, particularly in the IT-BPO sector. The building will feature roof gardens, LED lighting, dual-flush toilets, and double-glazed windows, hallmarks of Megaworld’s commitment to sustainability. It will also be registered as a LEED-certified development, reinforcing Bacolod’s position as a rising hub for outsourcing and technology.
In Davao City, Megaworld is constructing One Republic Plaza, a 16-story office tower inside the Davao Park District township. Scheduled for completion in 2028, the building will provide 24,000 square meters of office space and become the company’s first LEED-registered office in Mindanao. With features such as rainwater harvesting, energy-efficient systems, and provisions for electric vehicles, the tower is designed to meet the needs of multinational firms and BPO companies in one of the country’s most resilient office markets.
Megaworld remains the Philippines’ largest office developer and landlord, operating nearly 90 office towers with a combined 1.7 million square meters of space nationwide. In 2025, its office leasing revenues rose by 11% to ₱14.9 billion, driven by new assets and strong demand from BPOs and multinational companies. Recently, CBRE Philippines ranked Megaworld as the top office developer in lease transactions for the first quarter of 2026, recording 31,800 square meters of deals.
With over 500 local and global tenants, including Fortune 500 firms, Megaworld continues to expand its footprint in integrated townships across the country. Future developments are planned in Pampanga, Cavite, and Iloilo, further cementing its leadership in the office leasing sector.
